Landlord’s Gas Boiler Services
According to the office for National Statistics, the number of households living in the private rented sector in the UK increased from 2.8 million in 2007 to 4.5 million in 2017. A total increase of 1.7 million (63%). With those ever growing numbers of rental properties it is important that each Landlord knows their full responsibilities and duty of care requirements for every tenant. This includes providing a Gas Safety Certificate and service check each year on a rental property.
The Landlord and Tenant Act 1985 is the main legislation for landlords in England and Wales. All Landlords have a legal duty to make sure that their rental properties based in England or Wales are safe before and throughout a tenancy. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties. This is to make sure that all gas appliances, fittings and flues are safe for the tenants.
If you have a rental property equipped with gas appliances, you have the following duties:
Gas safety checks:
A 12 monthly gas safety check must carry out on every gas appliance/flue. A gas safety check will also make sure gas fittings and appliances are safe to use.
Pipework, appliances and flues must be maintained in a safe condition. It is recommended that they have a service once a year if these are not available unless advised otherwise by a Gas Safe registered engineer.
The tenant should have a record of the annual gas safety check within 28 days of the completed checks. For new tenants, they should have this record before they move in. Likewise, Landlords must keep copies of the record for at least two years.
Gas Safe registered engineers must carry out all installation, maintenance and safety checks. All of our gas heating engineers also carry the Gas Safe identity cards.

Landlord – Gas Safety Certificate
Our registered Gas Safe engineer will check all gas appliances in your property are safe for use before they provide the Certificate. They also check that these appliances work and are safe guarded against the dangers of Carbon Monoxide.
What information should the Landlord’s Gas Safety certificate contain?
- Site address of the property where the Gas Safety check carries out.
- Name & Address of Landlord (or Letting Agent).
- Description and location of each appliance and/or flue checked.
- Date on each appliance and/or flue check.
- The results of operational safety checks carried out on the appliances.
- Any defect identified and any action required or taken to fix.
- Name, registration number and signature of the Gas Safe Engineer who carried out the check.
Gas Boiler Repairs & New Boiler Installations
Not only do we provide Gas Safety Certificates, but we also carry out boiler and heating repairs and new boiler installations. We will then assess the current central heating system and send you a full detailed no obligation quote for you to consider.
We can supply and install all manufacturers’ boilers. However, we do specialise in Worcester Bosch boilers as we are an accredited Platinum Installer.
Being FCA regulated (Financial Conduct Authority) means we are also able to offer finance. Both 0% and interest bearing on all Worcester Boilers that we install. The finance is arranged through Hitachi Capital (UK) Plc. This is available to Landlords subject to status and criteria.
Landlords Electrical Certificates
We also run Prestige Electrical Services with qualified Electrical Inspectors who can provide an Electrical Installation Condition Report (Periodic Test) on the electrical wiring of a rental property. A satisfactory EICR (Electrical Installation Condition report) will cover the electrical hard-wiring in the rental property for 5 years.
